Why do I need a separate Realtor, Mortgage Officer and Closing Representative?

It's really very simple! 

Each step in the process of purchasing a home requires expertise in a certain area.  

Yes there are companies that provide all of these services, but there are other companies that provide these services through the use of 3rd party vendors.  They both can be used with the same convenience factors! 

Most people asume that if they contact a mortgage company or closing representative that those people are then working for them.  In most cases they are WRONG!  The employees of the mortgage company work representing the mortgage company!  The person working for the closing party follows the instructions given them by your mortgage company and does not represenst the buyer or the seller.   The ONLY person working for you the buyer is the Realtor you have representing you as your Buyer Broker!

The real estate company using the 3rd party vendors will usually shop around for you at your request and obtain the least expensive as well as the best in services you need, versus just using their "own" services, regardless of price.
